Project Management

There is a great deal involved in managing any building project, including renovations. Below is a list of items that need to be strictly adhered to minimize delays, unjustified variations, and to ensure delivery of a smooth and successful outcome for our client.
1. Preliminaries:
> Arranging finance.
> Organising the design.
2. Organising the builder and sometimes the subcontractors:
> Inviting selected builders and/or subcontractors for prices or tenders to do
the work.
> Selecting the form of contract that best suits your needs.
3. Approvals:
> Getting building approvals (and resource consents if necessary).
4. Managing construction:
> Arranging / ensuring subcontractors are available when needed.
> Dealing with suppliers. Ensuring materials are ordered, delivered on time
and at best value for our clients which equates to potential cost savings for our client.

Monitoring progress once work starts to make sure everything complies
with the contract and DA / BA documentation (including plans and
specifications).
> Monitoring Construction Program as issued by Builder / Subcontractor
under the contract to maintain or better “On Time”, accelerate where
necessary, process Builders requests for extensions and apply “Liquidated Damages” if required.

Arranging for inspections by your own professionals, for example, the
designer or architect.
> Arranging for inspections by the Building Certifier, Engineer at the end of
each stage.
> Answering questions, Request for information (RFI’S) that arise during
building, and clarifying anything in the construction documents with
the contractors.

Knowing when progress payments are due and checking claims
for payment.
> Negotiating with the builder and subcontractors to come back and fix any
work not completed or done properly under the contract, Building Code
of Australia, Australian Standards and best trade practice.

Processing variations, delays and anything else that crops up along
the way.
>
Arranging amendments to the BA where necessary.
>
Arranging the final inspection for the issue of Form 21 Certificate

Releasing of monitory retentions as required under the contract pending
completion of defects relating to project

Advising of duration, and inclusion of BSA warrantee |
